Perkembangan sebuah kawasan berbanding lurus dengan pertambahan penduduknya. Perlunya perumahan yang dapat menjadi tempat tinggal bagi penduduk sehingga kawasan tersebut tetap terjaga ekosistemnya dan menjadi lebih berkembang. Penelitian ini dilakukan untuk mengetahui dari kategori variabel perencanaan lingkungan, lokasi, dan atribut fisik struktural dalam membentuk harga properti di Surabaya. Data penelitian ini akan didapatkan dari penyebaran kuesioner yang dilakukan pada masyarakat di atas 21 tahun di Kota Surabaya kemudian dilakukan analisa data melalui aplikasi SPSS. Hasil dari penelitian ini menunjukkan bahwa lingkungan tidak memiliki signifikansi, sedangkan lokasi dan struktural berpengaruh signifikan dalam membentuk harga properti di Surabaya.
